Building permit fees will increase beginning September 1, 2018. The increase is a result of rising building valuations. Kaysville City building permit fees have widely remained the same for the past 15 years. The cost increase will better reflect valuations and cover department costs. Building permits are required on any new construction, remodels and repairs including (but not limited to):

If you are unsure if your project requires a building permit, please contact us at 801-544-1363. Flat cement work does not require a permit unless work is being done in the City right-of-way (1 foot inside of sidewalk to the street). Permits for any work done in that area can be obtained at the Public Works Department.

Applications

Permit applications (PDF) can also be obtained in the Building Department at City Hall. Two complete sets of plans (including site plans are required for residential permits (drawn to scale). Applications are reviewed in the order they were received. Most permits take approximately two weeks for review. Fees must be paid at the time the building permit is issued.

Construction Bonds

Construction bonds are required on all new structures. Commercial and single family dwellings are $1,500. Additions, detached garages, accessory buildings and swimming pools are $500. Basement finishes do not require a construction bond. After the final inspection has passed, the Building Official will release the bond.

Title 18-1-4 Performance Bond

In the event any depositor fails within 180 days after the last inspection or suspension of work on such property to request that the deposit be released, such depositor shall thereby be deemed to have waived, relinquished and forfeited all right to claim the performance deposit. The City may thereafter transfer the available funds from the deposit to the General Fund of the City or any other fund of the City.

Design Criteria for 1 & 2 Family Dwellings & Town Homes

  • Balcony/deck live load: 40 pounds per square foot pressure (psf)
  • Floor live load: 40 psf - Bedrooms: 30 psf
  • Frost depth: 30 inches
  • Ground snow load: 43 psf
  • Live snow load: 30 psf
  • Seismic Zone D 2
  • Wind speed: Occupancy Category II, 150 miles per hour (3 second gust), Vult ASCE-7 Exposure (Site specific: Most of Kaysville is classified as Exposure B)

  • Frost depth: 30 inches
  • Ground snow load: 43 psf
  • Live snow load: 30 psf
  • Seismic Zone D 2
  • Wind speed: Occupancy Category II, 150 mph (3 second gust), Vult ASCE-7 Exposure (Site specific: Most of Kaysville is classified as Exposure B)

Inspections can be scheduled by calling 801-544-1363. Our office hours are 8:30 a.m. to 5 p.m. Monday through Friday. We do not do same day inspections. The permit number is required to schedule an inspection.

Detached Garages/Accessory Buildings

Accessory buildings under 200 square feet do not require a permit, but are required to follow zoning regulations. If you are adding electrical and/or plumbing, then a permit will need to be issued for that portion. Call the office at 801-544-1363 for zoning details and setback requirements.
